Buying a home
![]()
We understand the importance you place on owning your own home. Not least because it is an investment that you cherish and an asset that gives you freedom to live life your way.
We sell a range of properties to suit different budgets and lifestyles, including leasehold and shared ownership ExtraCare. Our properties are located within estates that:
- Offer comprehensive facilities or provide more luxurious living with leisure facilities and restaurants
- Are exclusively leasehold or combine shared ownership and rented properties
- Occasionally provide freehold bungalows as an option.
Visit our property search to see what’s on offer.
Is there a minimum age?
You must be aged 55 or over (60 in some locations). Admissions to the waiting list can happen at any time, but this does not guarantee an offer of accommodation. You can request an application form or apply online.
What is shared ownership?
Shared ownership lets you own a home you might not otherwise be able to afford. You purchase the property at a value equivalent to 75% of the full market value. We retain the remaining 25%, but you do not pay any rent on this remaining portion. The percentage of the property that you purchase is always fixed at 75%.
What is leasehold?
Being a leaseholder means that you own your home for the duration of the lease term, which is fixed (eg. 99 years) and reduces annually. Your lease summarises your rights and responsibilities as a leaseholder, including repairs and internal works. You must ensure that you fully understand all clauses as it is not often possible to change a lease document.
Can I purchase the freehold?
Long leaseholders are entitled to ‘collective enfranchisement’; the right for residents to buy their block of flats’ freehold. To obtain this status, both leaseholders and properties must meet certain criteria. You should contact a legal advisor for advice.
What costs are involved?
There are the usual costs associated with purchasing a property such as the initial purchase price, stamp duty, solicitor’s fees etc, as well as the monthly service charge. Ground rent may also be payable. There are of course the usual costs of running your home, for example council tax, electricity and telephone bills.
Do you provide legal help?
Our legal team can supply comprehensive information to everyone concerned in the sale and carefully resolve any enquiries to ensure a smooth transaction with no delays. Solicitors have praised our Purchasers Information Pack as “informative and tailored to the property being sold”.
Can you help me move?
We can organise removals, arrange electric and gas meter readings, inform the Water Board and council tax office, change a TV licence address, sort out insurance and pick up the new keys on your behalf.
When you buy one of our properties, our experienced sales team will advise and keep you up to date throughout the sales process so, rest assured you’ll make the right decisions for yourself along the way. To buy your new home today, please contact us.
