Property Management
Property management
Since we were founded in 1963, our service guarantee to our residents has been to provide a well managed property and grounds. Every Hanover estate has an estate manager who is responsible for the daily running of the development which involves:
Making sure that repairs to your property and other areas are carried out quickly and effectively
- Seeing that any shared spaces such as corridors and guest rooms are welcoming and cared for
- Ensuring that shared gardens are well maintained; to a standard you are fully involved in choosing. We very much welcome residents becoming actively involved in gardening if you enjoy it. If you would rather sit back and enjoy the space whilst our contractors do the work, that is fine too
- Advising you on rent and service charge payments, and help with any claims for benefit payments to which you might be entitled
- Arranging for any property adaptations you might need; for example, a handrail by the front door or a walk-in shower rather than a bath
- Welcoming new residents and making sure they understand how all the services operate, and for promoting the development to people who might be interested in renting a property in the future
- Explaining how you can become involved in Hanover’s decision making, if you want to be
- Having responsibility for setting an annual budget for your service charge, in consultation with all residents, and for the monitoring and control of estate expenditure.
- Makine sure that repairs to your property and other areas are carried out quickly and effectively.
24 hours a day, 365 days a year
When the estate manager is off duty or on holiday, the estate’s alarm system is linked to our emergency alarm call and telecare monitoring service, Hanover On Call so help is at hand 24 hours a day, seven days a week should problems arise.
Your leisure and social time
We encourage residents to organise their own activities and clubs. Our estate managers can also help out arranging a variety of leisure, healthy ageing and social activities in meeting places such as the lounge or common room or away from the estate. Speak to your Estate Manager to find out more.
Have your say
We welcome residents’ involvement at a level that suits you; from attending occasional meetings about your own development to being involved in regional or sometimes national meetings with senior Hanover staff.
Many estates have a residents’ association which is a great way for residents to get involved in issues and decisions that affect the management of their properties. Regional forums and the national Residents’ Council and residents’ status survey and conference are just some of the other ways that residents can influence decisions.
Hanover is developing more ways for residents to have their say, including a pilot for a shopping delivery service and consultations about additional services and security on retirement housing estates.
